How to Prevent Damp in Your Home

Keep Gutters and Downpipes Clear

Blocked or leaking gutters are one of the most common causes of penetrating damp in Cambridge's older housing stock. Water overflowing from a blocked gutter saturates the wall below, leading to damp patches that are often mistaken for rising damp. Clear gutters at least once a year — twice if you have overhanging trees — and check that all downpipes are discharging properly into drains.

Maintain External Pointing and Render

Eroded or cracked pointing allows rainwater to penetrate the wall. In Cambridge's conservation areas, many properties have original lime mortar pointing that has weathered significantly. Repointing with an appropriate lime mortar (not cement, which can trap moisture and cause spalling) is one of the most effective preventive measures for penetrating damp.

Ventilate to Control Condensation

Condensation is the most common form of damp in modern homes, and it's almost entirely a ventilation problem. Key measures include: using extractor fans in kitchens and bathrooms; keeping trickle vents in windows open; not drying clothes on radiators without opening a window; and ensuring that furniture is not pushed flush against external walls, which prevents air circulation and creates cold spots where condensation forms.

Check External Ground Levels

If the ground outside your home has been raised — by a new patio, a raised flower bed, or accumulated soil — it may be bridging the damp proof course in your walls. The DPC should be at least 150mm above external ground level. If it's been bridged, water can bypass it and enter the wall above. Lowering the ground level is a simple and inexpensive fix that's often overlooked.

Act on Early Signs

The most expensive damp problems are the ones that have been left to develop. A small patch of damp, a slightly musty smell, or a section of peeling paint are all early warning signs. Addressing them promptly — by identifying and fixing the source — is far cheaper than dealing with the structural damage, timber decay, and health impacts that result from prolonged damp.
