What Causes Damp in Cambridge Homes?

Understanding the type of damp you're dealing with is the first step to fixing it properly.

Rising Damp

Rising damp occurs when groundwater travels upward through the masonry of a wall by capillary action. It typically affects the lower metre of a wall and leaves a characteristic tide mark — a horizontal stain with salts crystallising at the boundary. In Cambridge, many pre-1920 properties were built without a damp proof course (DPC), or with a slate DPC that has since cracked or bridged. Rising damp is less common than it's sometimes diagnosed, but when it is present, it needs a correctly installed chemical DPC to resolve it.

Penetrating Damp

Penetrating damp enters through the fabric of the building — through failed pointing, cracked render, defective gutters, or around window and door frames. Unlike rising damp, it can appear at any height on a wall and tends to be localised to the area of the defect. Cambridge's older housing stock often has lime mortar pointing that has eroded over decades, making penetrating damp particularly prevalent in the city's conservation areas.

Condensation

Condensation is the most common form of damp in modern homes. Warm, moisture-laden air meets a cold surface — typically an external wall, window, or cold corner — and deposits water. It's often mistaken for rising or penetrating damp. The tell-tale signs are black mould growth (particularly in corners and behind furniture), water droplets on windows, and a musty smell. Condensation is a ventilation and insulation problem, not a structural one, and it requires a different solution entirely.

Basement and Cellar Damp

Many Cambridge properties — particularly in the older parts of the city — have basements or cellars that were never designed to be habitable. These spaces are often below the water table for part of the year, and water ingress through the floor slab or walls is common. Resolving basement damp requires either a cavity drain membrane system (Type C waterproofing) or a cementitious tanking system (Type B), depending on the water pressure and intended use of the space.

Getting the Diagnosis Right

The most important thing about damp is getting the diagnosis right before any work begins. Misdiagnosis is common — condensation treated as rising damp, penetrating damp treated as a structural issue. A CSSW-qualified surveyor will use calibrated moisture meters, thermal imaging, and a systematic inspection to identify the actual source before recommending any remediation. That's the only way to ensure the work you pay for actually solves the problem.
