Signs of Rising Damp: What to Look For

Rising damp is one of the most misdiagnosed conditions in the building industry. Knowing the genuine signs — and how to distinguish them from condensation or penetrating damp — can save you from unnecessary and expensive remediation work.

The Tide Mark

The most reliable visual indicator of rising damp is a horizontal tide mark on the lower section of a wall — typically between 300mm and 1,200mm from floor level. This marks the height to which groundwater has risen by capillary action. The line is usually fairly consistent across the wall and doesn't follow the pattern of external defects.

Salt Staining and Efflorescence

As groundwater rises through masonry, it carries soluble salts with it. When the water evaporates, these salts are deposited on or just below the plaster surface. You'll see white crystalline deposits (efflorescence) on the wall face, or a powdery, friable plaster that crumbles when touched. Hygroscopic salts — particularly nitrates and chlorides — continue to attract moisture from the air even after the source of rising damp has been treated, which is why replastering with a salt-resistant render is always part of a proper rising damp repair.

Damaged Skirting Boards and Flooring

Timber skirting boards in contact with a damp wall will absorb moisture and begin to rot. You may notice the paint peeling, the timber softening, or a musty smell at low level. Similarly, floor coverings — particularly carpet and vinyl — may show signs of moisture damage at the wall edge.

What Rising Damp Is Not

Mould growth on walls is almost never caused by rising damp — it's almost always condensation. Rising damp doesn't typically cause black mould because the salt content of the water inhibits mould growth. If you have black mould on your walls, particularly in corners, behind furniture, or on ceilings, the cause is almost certainly condensation, and the solution is improved ventilation and insulation — not a chemical DPC.

How Rising Damp Is Confirmed

A proper diagnosis uses a calibrated carbide moisture meter (not a cheap electrical resistance meter, which gives unreliable readings in the presence of salts). The surveyor will take readings at multiple heights and compare them to establish a moisture gradient. They'll also check for bridged DPCs — raised external ground levels, render that bridges the DPC line, or debris in the cavity — before concluding that a new DPC is needed.
