What Is a CSSW Survey and What Does It Involve?

A CSSW survey is the gold standard for damp and waterproofing diagnosis in the UK. Here's what it involves, why it matters, and when a standard damp survey isn't enough.

A CSSW survey is the gold standard for damp and waterproofing diagnosis in the UK. The Certificate in Structural Waterproofing is awarded by the Property Care Association (PCA) and requires surveyors to demonstrate competence in diagnosing damp, specifying waterproofing systems, and understanding the relevant British Standards. Here's what a CSSW survey involves and when you need one.

What a CSSW Surveyor Does Differently

A CSSW-qualified surveyor has been trained to distinguish between the different types of damp — rising damp, penetrating damp, condensation, and structural water ingress — and to understand the limitations of each diagnostic tool. They use calibrated carbide moisture meters rather than cheap electrical resistance meters, which give unreliable readings in the presence of salts. They understand the relevant British Standards (BS 8102 for basement waterproofing, BS 6576 for damp proof courses) and can produce a specification that will satisfy building control requirements.

What the Survey Covers

A CSSW survey typically includes:

  • A visual inspection of all affected areas, inside and out
  • Moisture readings at multiple points using a calibrated carbide meter
  • Assessment of the building fabric — pointing, render, gutters, ground levels, DPC condition
  • Identification of the damp type and source
  • A written report with findings, diagnosis, and recommended remediation
  • A specification for any remediation work, including materials and methods

When You Need a CSSW Survey

You should commission a CSSW survey if: you're buying a property and the homebuyer's survey has flagged damp; you're planning a basement conversion or cellar renovation; you've had damp treatment that hasn't worked; or you want an independent second opinion on a diagnosis or specification you've been given. A CSSW survey is also required by most specialist damp and waterproofing guarantee providers before they'll issue a warranty.

The Difference Between a CSSW Survey and a "Damp Survey"

Many companies offer "free damp surveys" that are, in practice, sales visits. The surveyor uses a cheap electrical resistance meter, finds high readings (which can be caused by salts rather than active moisture), and recommends an expensive treatment programme. A CSSW survey is an independent professional assessment — the surveyor's job is to find out what's actually wrong, not to sell you a treatment. If you're commissioning a survey, always check that the surveyor holds a current CSSW qualification.

What Happens After the Survey

After a CSSW survey, you'll receive a written report with a clear diagnosis and a specification for any remediation work. If you choose to proceed with us, the same surveyor who carried out the assessment will oversee the remediation — there's no handoff to a separate installation team. The written guarantee we provide is backed by our professional indemnity insurance and covers both the diagnosis and the work.
